Move-in Checklist

First Month's Rent & Security Deposit

We require your first month's rent check and your security deposit at the lease signing. If you have any uncertainty regarding the amounts, please contact us.

Move-in Date & Inspection

Your official move-in date will be provided at the lease signing. We'll also review any necessary information regarding your inspection schedule.

Utilities

As a tenant in a Benchmark home, you are responsible for placing all utility accounts in your name and keeping them current. Do this as soon as possible to avoid any outages.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your home? First, check your lease to determine the move-out date for your property. Next, provide us with written notice of your plans to vacate so we have time to prepare for a new tenant.

Property Condition

Return your home back to its original condition before you hand in the keys. This includes the following:

• Property Cleaning:  Carefully clean every room in your home, taking extra care in the bathroom and kitchen spaces. All counters and hard surfaces must be wiped down and sanitized, floors cleaned (mop/sweep/vacuum), and all trash must be properly removed.

• Landscaping & Outdoor Areas:  Do you have outdoor space where you normally perform lawn care or minor landscaping? If so, take care of these tasks once more before you move.

• Repairs:  All damage that occurred during your stay needs to be properly addressed. You can easily patch nail and screw holes or repaint discolored walls on your own; for bigger repairs, get in touch with us to find an amicable solution.

Security Deposit

Your security deposit protects against unrepaired damage in your home, but remember, these funds cannot be used to pay your last month's rent.

After you move out, a member of our team will perform a full inspection. If we identify any damages, we will schedule repairs and use your deposit to cover the associated costs.

The remainder of your deposit, along with an itemized statement, will be returned to you.
